Second Street Studios

Second Street Studios is a 10,000 sq. ft. mixed use development located in downtown Encinitas consisting of the adaptive reuse of two adjoining auto repair facilities integrated into a new complex of offices, studio space and residential units on the second levels. Ecological considerations were paramount from the initial design stages; including reuse of existing structures rather than demolition, carefully arranged commercial and residential spaces, and low energy use through natural daylighting, ceiling fans and cross ventilation/cooling with coastal breezes. Exterior materials were chosen for permanence, low maintenance and compatibility with surrounding buildings. No bamboo floors, waterless urinals or LEED people were consumed during construction. With the inclusion of the Encinitas Visitor Center as a prime tenant on the street corner, Second Street Studios has served as a further catalyst to the dynamic, walkable street scene in downtown Encinitas.

Green Yes, Arch No

It's great to see the architect was interested in green principles and apparently was able to execute that in the design. But the arch over the top of the building is out of scale with the whole composition. A nice effort, but not an orchid.

Encinitas is truly blessed

Encinitas is truly blessed to have great architects and property owners who care about and live in the same city as their business. I wish you could have seen this building before the amazing transformation. What is most amazing is that those buildings are still there and serve as the skeleton and the foundation onto which the new residential units and comercial space was added. The sensory experiance of the building with the playful light, smooth plaster finish, beautiful colors, and nurturing interior space, couple with an enviromentally frindly design conserving our shared resources makes this the building the top of the list. This is mixed used at its best. New residents who get to live life at the fullest in a classic award wining downtown next to mass transit. Congrats to the owner, the architect and the city. You have made Encinitas a better "place" Cheers! Peder

Arch

The architecture is amazing, I love the unique "arch" it really makes the building. This is an architectural masterpiece, you can tell that much time and planning went into the development of this structure.

A "Welcome" to Encinitas

We have been coming to your area (from out of state) for years, and this year got to see the new Visitor Center and adjoining mixed use buildings. Cities need more of that type of architecture. What a great addition to your town. We found your "Encinitas First" paper when we were leaving, and the article about Design. Many orchids to this project----a wonderful asset to your beautiful town, and such a perfect place to welcome those out-of-towners who wished they lived there.

Unique design!

I love the use of the windows--it allows lots of natural light to come in. I've driven by the building a few times and it definitely stands out the most as a unique, modern and chic building.

This was an auto shop??

What a beautiful structure! I cannot believe the humble beginnings of this wonderful building that's now home to the Encinitas Visitor Center. I might be convinced had the building still contained a pile of dented mufflers or an engine block hanging from the ceiling. But, this building flows in a way that seems like it must have been constructed from scratch. Somebody put a lot of work into this space. It's wonderful and an excellent addition to Encinitas' downtown.

Second Street Studios

I have lived in Encinitas west of HWY. 101 for 11 years and the Second Street Studios is a work of art. It's a beautiful building and a great new home for the Chamber and Visitors Center. The architect has done a superb job of taking existing buildings and creating a unique and aesthetically pleasing new complex. Cudos to Second Street Studios!

Second Street remodel is second to none

A pleasing, functional and attractive addition to downtown Encinitas which has upgraded the neighborhood in an envrironmentally fashion. I wish others were as attentive to details when they build.

859 Second Steet has been the new home of the Encinitas Chamber of Commerce and Visitor Center since July 1st of 2007. After having the pleasure of spending our first year in this wonderful bright and airy Building our staff and volunteers want to congratulate Charlie & Shelly Sougias and Architect Dan Jensvold on their nonination for considedation of this prestigious award.

Amazing addition to Downtown Encinitas

I am writing this comment on behalf of the Downtown Encinitas MainStreet Association (DEMA) who would like to congratulate Charlie Sougias for his amazing addition to Downtown Encinitas. The 2nd Street studios add a new dimension to the character of downtown. We would also like to highlight the positive effect that Charlie Sougias' 2nd street studios have had on the community. The building is home to the Encinitas visitor's center and US CrossFit with apartments on top. The mixed-use design is ideal for downtown Encinitas as it promotes a walkable downtown. The architect Daniel Jensvold's creation of the 2nd Street Studios has been recognized locally in the community and DEMA strongly believes that the architectural quality, aesthetic beauty and community enhancing aspects of the building merit it an Orchid Award. Excellent, contemporary, mixed-use design: Totally green. With the large glass doors and layered windows, there is no need for artifical light or air conditioning. Great addition to downtown Encinitas!
