525 Olive is a 20-story mixed use building that provides its community with 204 apartment homes in walkable Bankers Hill, including 18 affordable units. Just west of Balboa Park, the project finds itself in a dynamic neighborhood that has a perfect blend of historic and modern. 525 Olive is a polished and elegant tower that showcases this blend as it neighbors one of many cherished and iconic buildings in the neighborhood, St. Paul’s Cathedral. With the aim to provide synergy between the old and the new, the two buildings are separated by a courtyard that acts as a public gathering space as well as a connector between the two buildings.

The project provides additional offices and community spaces for the Cathedral at the ground level that are easily accessed through the courtyard. In addition to the shared community spaces, 525 Olive provides an inviting pedestrian experience at the ground level that seamlessly integrates into the neighborhood. The ground level is made up of a storefront glazing system that creates transparency and gives an inviting look and feel. As you make your way up into the project, you find elevated amenity spaces including a Sky Club on Level 20 where you will discover unparalleled views of the city.  Inspired by the original architecture of the Cathedral, large arches are used as a design feature at the Sky Club level.

Although, a high rise tower, 525 Olive strategically optimizes its building orientation and uses a narrow profile to minimize impact on views, shadow and wind that may affect the community. The tower also steps down along 6th Ave and creates terraces the help break down the building’s façade and provides more connectivity with the park. The façade consists of a window wall system as well as a storefront glazing system that creates transparency and reflectivity.
