F Street Residences

The F Street Residences is a development of four townhome units located on an ocean view lot on the edge of downtown Encinitas. This infill development, just blocks from the beach, train station, library, city hall, parks, and downtown Encinitas, took a site that contained a single detached dwelling and replaced it with 4 new modern townhomes to add to Encinitas’ scarce housing stock. While not very dense relative to the more urban standards within the City of San Diego, this “a little bit dense” project for Encinitas maximizes the allowable development per the local zoning ordinance, and locates desperately needed housing units in a central location surrounded by services and amenities, while respecting the scale and character of a predominately single-family neighborhood sitting in the hills just above downtown Encinitas.

Each of the four units are two-stories plus basement and boast 2,100 sq ft of living area. Airy and light-filled interior spaces flow onto outdoor terraces with ocean views at each level. The large first floor terraces create a sort of front porch vibe, encouraging social interaction between residents and the frequent passersby on the adjacent sidewalk. The project brings much needed residential density to an urban and walkable location, while maintaining the laid-back vibe of this quintessential California surf town.
