Found Lofts is a 42-unit multi-family development in Vista, CA that anchors the City’s newly formed Arts District and represents a bold new vision for the downtown. In pursuit of creating an unmatched experience and value for residents, the project has introduced the first lower cost micro-units available in the city (435+ sf) while simultaneously offering a level of quality and design sophistication typically found only in the most premier locations.
Each unit is provided with large private balconies that fit into a shifting façade of articulated panels, corrugated metal siding, and contrasting colors of cement plaster. From the street, the faceted design breaks up the mass of the 5-story complex, tying the project into the surrounding landscape of low-rise commercial. The project includes unique amenities that can’t be found elsewhere in North County San Diego, including: access to abundant smart EV-chargers and electric bike parking, cutting edge smart home technology, maker garage, and rooftop deck with mountain views.
The project has already energized the new Arts District with the commencement of its artist-in-residence program. Kicking-off the program, the internationally acclaimed Dutch artist Joram Roukes painted a stunning 60-foot mural along the north-side of the building that is the tallest in north county. The inspiration and design of the mural was created in collaboration between Roukes and the local San Luis Rey Band of Mission Indians, resulting in a work that simultaneously evokes the spirit of adventure and elevates the beautiful culture of the indigenous Luisenos. Found Lofts breaks new ground for the city of Vista and sets a high precedent for future developments to come in its burgeoning downtown.
